Tracy Enta specializes in civil law, real estate, lease and co-ownership, and also commercial and economic law.
Since April 2019, Tracy has been active in the department of commercial and economic law and civil law at Seeds of Law, which has since 2024 become Andersen in Belgium, wherein she continues to build the essential knowhow in dossiers with regard to real estate, lease, contracts, commercial, and economic law.
When she treats files, she always aims to listen to the needs of the clients in order to find the most adequate solutions.

With the entry into force of the Programme Act of […], a new exit tax is introduced at the level of shareholders. This exit tax will apply to a deemed dividend that shareholders are considered to have received as a result of a cross-border transfer of the company’s seat (Article 210, §1, 4°, ITC) or certain restructuring operations such as mergers and demergers.

On 4 April 2025, the Brussels Regional Parliament approved a new ordinance that has significant implications for landlords in the region. This ordinance ends the deferred implementation of certain provisions from the ordinance of 28 October 2021. Its main objective: combating excessive rents. The new rules will enter into force on 1 May 2025.

The Constitutional Court has cancelled the provisions of the Brussels Ordinance of April 25, 2024 that abolished the federal registration requirement for residential lease agreements. With these provisions, the Brussels legislator wanted to avoid that landlords in the Brussels-Capital Region have to comply with additional (in their view unnecessary) administrative obligations. The Federal Council of Ministers requested the annulment of these provisions because the Brussels legislator had exceeded its powers.
